Greystar Real Estate Partners, the largest apartment operator in the U.S., is embracing modular construction with the launch of Ltd. Findlay, a six-building apartment complex in Coraopolis, Pennsylvania. Offering 312 units, this development marks Greystar’s first modular project in the U.S., built 40% faster and 10% cheaper than traditional methods.
Constructed at Greystar’s modular manufacturing facility in Knox, Pennsylvania, the project highlights modular construction’s efficiency in reducing labor needs and waste while addressing rising material and workforce costs. Greystar has six more modular projects in development, focusing on mid-rise buildings within a 600-mile radius of its Knox factory.
Though modular construction faces challenges such as financing complexities and regulatory hurdles, its potential to alleviate housing shortages and streamline building processes is gaining momentum. Industry experts predict modular construction will shift from an alternative to a necessity in addressing the housing crisis.
